The 2025 Old Cahaba Christmas Decoration Contest is LIVE.  Your board of directors has driven to every corner of the neighborhood and had the difficult task of narrowing down the nominees for this year's ballot.  Voting is accepted now through December 22nd.  First, Second and Third place winners will be announced on December 23rd!

Please make sure you take your family and drive around to see all of the amazing lights and decorations that your neighbors have spent so many hours setting up!  There are so many amazing displays to enjoy!

2026 Annual Assessment Notice

NOTICE OF OLD CAHABA RESIDENTIAL ASSOCIATION
ANNUAL ASSESSMENT
Dear Homeowner:
We're writing to notify you that the annual assessments will stay the same for the upcoming year. Please note the regular annual assessment rate of $350.00. Lots that have Grinder Pumps, will be charged an additional $224.00 for the Grinder Pump Fees.

Assessments are due January 1, 2026 and they are late as of February 1, 2026. Late fees will be applied on/after February 1, 2026.

Other Announcements -
(1) The 2026 annual budget is posted on the portal documents page
(2) The monthly financials are posted on the portal documents page.

Payment Options -
ACH AutoPay - If enrolled in ACH AutoPay, no action is required payments will continue as scheduled, if you wish to enroll in automatic ACH payments, please see the instructions below:
(1) Register for the Homeowner Portal via the instructions.
(2) Enroll online via the enrollment form linked on the Home page.

ACH payments draft on the 5th (or following business day) each month and enrollment must be received prior to the 1st to be processed in time for the given month.

Christmas in Old Cahaba

There are two big announcements regarding Christmas in Old Cahaba!!

First, our annual Christmas Decorations Contest is underway! This will be run the same way as the Halloween decoration contest we just finished.  Voting begins December 15th through the 22nd.  Click the button below to see the flyer with all the details.

Second, SANTA will be at the Old Cahaba Clubhouse on Thursday, December 18th, from 6-8pm!  Bring your own camera and wear your favorite Christmas get-up and get all the pictures you want!  We will have hot cocoa and some snacks available!

The 2025 Old Cahaba Halloween Decoration Contest is officially underway!
Take a drive around the neighborhood to check out all the frightfully fun and creative decorations. Then cast your vote for your favorite haunted home using the link below!

Old Cahaba Reserve Study

Your Board of Directors contracted Reserve Study Group to perform a full reserve study for the Old Cahaba Residential Association during the last quarter of 2024.  The full report is linked at the bottom of this post.  Below is an excpert from the report stating the Goals and outcomes from a Reserve Study.

"One of the primary goals of a reserve study is to identify the condition and expected useful life of each component of common property. By understanding the condition and useful life of each
component, managers and associations can plan for necessary repairs and replacements, and
ensure that they have the funds necessary to address any issues that arise. This can help prevent unexpected expenses and funding deficiencies, which can be a burden on homeowners and create financial instability for the community.

In addition, a reserve study can help managers and homeowners associations identify any funding deficiencies that may exist. If the study reveals that there are not enough funds in the reserve account to cover necessary repairs and replacements, association managers and associations can take action to address the shortfall, such as increasing assessments or reducing expenses. By identifying and addressing funding deficiencies, managers and associations can ensure that they are properly funded and prepared for the future.

Another goal of a reserve study is to promote transparency and build trust with homeowners. By providing a detailed breakdown of the reserve fund and projected costs, association managers and associations can demonstrate to homeowners that they are being responsible and proactive in managing community finances. This can help build trust and foster a sense of community among homeowners.

Ultimately, the desired outcome of a reserve study is to ensure the proper maintenance and repair of common property and the continued success of the community. By taking a proactive approach to long-term planning and budgeting, property managers and homeowners associations can ensure that they have the funds necessary to maintain their common property over the long term, and avoid unexpected expenses and funding deficiencies."

Set Up Your Old Cahaba Account With PMI

PMI Birmingham Region is the property manager for Old Cahaba as of May 1, 2025.

You can now set up and have access to your account online and via an app on your mobile device!

Visit https://pmibr.cincwebaxis.com/cinc/register and to register for your Old Cahaba account. Just follow the simple registration steps, and you’ll get an email to set your password (note: you do not need to enter an account number). If the email not in your inbox, check your spam/junk folder and allow up to 24 business hours. Once logged in, you can:
● View your account ledger
● Submit work orders and modification requests
● Download important documents  

Once you receive your password, you can log in to the online portal and you can also use our mobile app, "Property Management Inc" by CINC Systems, available on both Apple and Android devices.  Links are below!

Old Cahaba Lake Assessment

Old Cahaba Residential Association has ordered and received an electrofishing analysis and suggested management plan on the main Old Cahaba Lake.  Below is the summary and full report from this analysis.

Attached, please find your copy of the Management Plan we recently completed for Old Cahaba Lake.
 
Old Cahaba Lake is presently functioning as a dynamic, slightly predator-crowded fishery. As such, our management recommendations center primarily on reducing the total number of adult predators (largemouth and spotted bass, crappie), and maximizing forage productivity:
 
  • Maintain a consistent fertilization program.
  • Largemouth bass 16" and less should be harvested, up to a total of ~240 pounds per year.
  • Harvest ALL spotted bass and crappie 16” and less.
  • Harvest adult bluegill and shellcracker 10” and greater.
  • Stock 1 load (~10,000) adult threadfin shad  in 2025
  • Conduct an electrofishing balance assessment (Annual Evaluation) roughly one year from this date.
